The villa is a light-filled, airy and spacious home with a contemporary and stream-lined look. The collective element comprised of all things fresh, crisp and clean-cut lends itself to the ultimate ambience being one in which tranquillity and serenity produce the end result. Paulo Viotti designed and manifested this supreme example of residential architecture into existence. He is revered amongst his clientele for being the architect who strictly adheres to his rule of designing just two homes per year. This distinguishable trait invariably leaves a long waiting-list in the wake of such an architect, whose creations are envied and sought after amongst the echelon of his respective market. This villa in particular is applauded as noteably for its aesthetic appeal as it is for its location. From the stance of its effective angle and location, the home absorbs the maximum volume of sun-light and warmth and is surprisingly spared from the majority of most windy-spells. This makes inhabitance of the villa a decisively unique and pleasant experience if compared to any of the other hundreds of properties in Camps Bay where most people eventually relent and tolerate the signature trademark of this town s banal irritation – wind. Worth mentioning is the fact that the property is unbelievably well-designed to accommodate the likes of larger families, parties/celebrations and film/photo shoots. The outside area provides a clear sense of division amongst its various area s. Unique is the addition of a wonderfully large piece of lawn – ideal for those bringing kids on holiday. A 7m x 3m long rim-flow pool is positioned to incorporate breath-taking views of the next door neighbour – Lion s Head - , as well as of all the ocean one could conceivably absorb at once in one s sight.

The infinity pool is surrounded by a section of gorgeous decking, flanked on either side by two separate recreational areas.

To the right, a stunning arrangement of outdoor lounge furniture is assembled to incorporate the full impact of the studpendous views. To the left, an outdoor dining table and set of matching chairs are the provided means for which to enjoy leisurely al fresco summer nights of eating scrumptious seafood cuisine underneath the sparkling sky. This dining area has a convenient addition of a built in gas barbecue facility and bar/service area.

The homes interior features a very contemporary clean-cut modern appeal. All areas including lounge, dining room & kitchen are open-plan – effectively creating one large room within which to enjoy separate occassions. The kitchen is finished in fresh whites and blues and has the dual capability of having its centre island being of the kind that may be easily transformed into a bar area , and even sports the inclusion of a set of matching bar stools. All kitchen tops are finished in original Caesar stone. The kitchens rear includes a laundry and a scullery. The lounge has a wood burning fireplace, leather wingbacks, lounge-suite and a surround sound system. The dining area seats 10 people.

A seperate recreation room lies to the one side of the space and serves as a childrens area/TV room. Here, one has the option to experience a secluded, luxurious respite from the activity in the main part of the household. A comfortable leather – clad lounge-suite spreads out in front of a large LCD screen TV – which arrives complete with surround-sound speakers, satellite, DVD player, etc...

Functional areas such as the laundry and scullery lie concealed from sight to the rear of the living spaces within the home. The study is a light filled space with a pretty view onto the garden. Everything here has original wood finishings and the space includes a study with wireless internet connection. Additional features to take note of are the original Tay Dall works of art.

The home has four bedrooms in total. Two of these are en-suite and two bedrooms share a bathroom, with a tree-mosaic wall feature. All bathrooms have underfloor heating and heated towel rails.

All bedrooms have a private balcony and have mountain or sea view.

The master bedroom features a wrap-around view of the ocean and Lions head. The master suite also has a very spacious walk-in wardrobe and an exquisitely finished en-suite bathroom which offers outdoor views from the free-standing bath tub and shower.
The house has all the security features you would expect being an alarm and intercom to control access. The alarm is connected to a rapid response security company. The upstairs section of the house can be sealed off with a security door which closes the bedrooms off from the rest of the home and provides extra piece of mind for those that require it. The property also has a perimeter electric fence.
