Yesterday, I spoke to the owner of the latest villa to join our exclusive collection. ID:338
Who at the beginning of November did not have a single booking for his property. He signed with us and within a week it was booked solid for November through to Mid January, with an handful of other bookings later in the year.

He informed me "My business partner is amazed, he cant understand how just one company can create so many more bookings than the 20 or so rental agents that had been representing the property for the last two years".

1, Better rates to the public. Our commissions are lower as we sell direct to the public. We cut out the middle man and pass the discount direct to the public.

3, Buying out the competition. We recently purchased www.capetownaccommodation.org and are actively pursuing other on line rental agencies.

4, Dedication to our Exclusive property owners. Whist we have over 1000 properties advertised on line we tunnel every enquiry to just 20 or so exclusive properties. Only when these properties are full do we place bookings in non exclusive villas.

5, Technical excellence, we have developed excellent availability systems and use taylor programmed consumer relationship software that tracks all enquires and previous customers.

6 , Excellent sales agents, we pay our agents 25% of what we earn so we attract the most efficient sales agents. We do not hard sell we do not need to, we already have a fantastic product at the most competitive rates.

7, 7 day call center. We operate from 12 hours a day every day, including bank holidays.

For all this we charge the industry standard 20%+VAT when we work with our handful of trusted resellers we split our commission.


What services do we offer?
Hospitality & Property Management

Before I mention our services I would like to highlight 2 points.
No 1, We sell direct to the public or few a handful on selected responsible sub agents. So we know who is in your home. This is very important as the wrong clientele can cause problems with both the home and the neighbors.

No,2 We sell to foreign elite tourists and business travelers. Local customers have friends, this leads to gatherings or even parties.

Our services are constantly improving as we strive to make our Villas more similar to luxury services hotels.
Our hospitality section is headed up by Wentzel Holtzhausen who has decades of experience in Luxury hotel & Resort management including over 5 years management experience at Sun City and the Mount Nelson. Both "Leading Hotels of the World"

Wentzel personally meets all important guests, and oversees the general hospitality process. Meet and greet hostesses pre insect the villa the day before arrival and on arrival day, meet the clients introduce them to the property pop in occasionally or on request during a clients stay, then are present on departure where guest questionnaires are taken. (you have access to these questionnaires). Dedicated inventory staff discretely check the villa inventory, deposits are always taken.

We like to employ a dedicated Malawian House boy/manager who on a daily basis makes sure the property is perfect condition, serves the guests (if required) and calls for maid service when necessary or convenient. We have a pool of full time cleaners and have access to 100's of temporary domestic staff at a days notice.
Our maintenance department has full time pool maintenance personnel, gardeners, handy men, plumbers and electricians who monitor and upkeep the properties fixing any minor problems.
We supply the villas with Cleaning materials, Guest soaps, consumables, sundries and welcome gifts.

We do not charge a fee for the above services and products, we levi an additional 10% + VAT commission. So if the property is unoccupied you don't pay a thing, but this rarely happens even in winter.
Our hospitality and property management services are only available to villas that we rent.


I'm looking to bye an investment property, can you advise?

Oh yes, I am looking to purchase a few properties myself during 2007. We do not sell but we work with all the estate agents in our catchment area, many of whom present me with all the new properties available before they go on general sale. I will personally advise you which of the fifty or so suitable properties that are on the market offer the best return on investment.

I will do this for free if you wish to place the property in our exclusive collection. The referral fee received from the estate agent gets use for additional individual marketing of the property.

What do we charge.
Our Commission Rates


For sales and marketing we charge the industry standard 20% plus VAT
For property management including all expenses we charge 10% plus VAT



What return should you expect?

As a rule of thumb one should expect near double the rate of a long term let

I will give a few examples of the annual return expected after all costs are paid, when I say all costs I mean all costs including commissions, property management, insurance, council tax, water, electricity, maintenance etc etc.

What about VAT
Cape Villas of course must pay VAT on our commission and property management services.

For the property owner the law says any business that generates over R300,000 should be registered for VAT.

This said. The majority of our guests come from abroad, if there payment goes directly to an off shore account there is not a VAT implication.

We have on staff a full time accountant who can advise on your personal situation.


Reporting and payments.

You will be given access to our on line calendar, click here for an example http://www.capevillas.com/Admin/dotproject/index.php?logout=-1 and type demo into both the user ID and password section.

This on line calendar shows all past present and future bookings. It contains the booking dates, the amount of guests, the ages of children if any, the rate per day, the guests email address and phone number and any special notes made.

We prepare you a monthly report detailing the money generated that month as well as all future bookings.

We pay you the month after the guest has stayed at the villa.


Is my villa suitable for our exclusive collection.

We are currently concentrating on the following area's: Camps Bay, Clifton, Bantry Bay, Fresnaye, Llandudno, Waterfront, Higovale, Hout Bay, Constantia & Bishops Court. We are happy to look at other areas but can not as yet extend our property management services further.
We are interested in villas 4.5 stars and over, have a look at our site to gauge the grading of your property.


What if I already have property management

Will will work with properties that are privately managed, although they will appear below Cape Villas managed properties in search results. The cape villas calendar needs to be updated and we need to be able to make a booking without consultation or approval. so long as the booking falls within the parameters set by the owner.
We will will of course have to inspect the quality of management and guest sundries.


What if I have a relationship with another agent but would like to work with Cape Villas as well.

Cape Villas will work with other agents on a dual or split mandate so long as the agent is reputable and Cape Villas controls the booking system. Or the cape villas calendar needs to be updated and we can make a booking without consultation or approval, so long as the booking falls within the parameters set by the owner.
Villas represented in this scenario will be booked after Exclusive Collection villas are full.


What if I only want to rent my property around the lucrative New Year period?

We are happy to rent out properties that are only available at certain times, particularly around the very popular New Year Period.
