Cape Villas Properties: Whilst the above are just a powerful contributor to Cape Villas’ success, like any well marked company the key ingredient is stock. In our ten year history we have taken on, photographed and marketed over six hundred properties. In recent years as our company has grown the bar has raised and many properties have been dropped. Now we work with around one hundred properties, championing the cause of fifty that have granted us exclusivity.

We are very selective and inclusion by Cape Villas is considered the benchmark of excellence. This is not to say that your property has to cost over 20 million Rand, whilst we are famous for such properties. Tidy properties that simply have an appealing feel from a holiday perspective in good positions are most welcome as well. Quality kitchens and bathrooms are however essential, and unless in exceptional circumstance a private pool or Jacuzzi is required.


How we work with the property owner:

We either directly manage the property or work in tandem with an independent property manager. Initially we inspect and conduct a feasibility study, ascertain a base owner Nett rate then give a rental.

After this we take photographs and create a journalistic review. We then make a web page on our website, as well as populate the property on affiliate websites. Create individual website and include the property in our magazines.

From a return on investment perspective, we perform. Generating more than long term lets with the benefit of constant monitoring and quality control, but also offering the ability for owners to enjoy there own property as and when they wish.


When you trust your property with Cape Villas you get more than just great marketing and excellent rental returns you also achieve peace of mind in 3 essential areas.

1, Responsible monitoring of tenants, tenants are asked to sign various house rules policies and property condition reports detailing over 200 individual aspects of the property. Properties are monitored during guests stay by the house staff and inspected by senior staff the day before and during departure. Due to this diligence properties remain in tip top condition. A far safer option than long term lets. This said on the rare occasion where we achieve a long term let we adopt a once a month full check policy.

2, Maintenance & Renovations. Cape Villas have an in house maintenance team that constantly monitor properties for all area’s of light maintenance. For plumbing, electrics, serious maintenance, upgrades and renovations we work direct with various reliable contractors project managed internally.

3, Administration of property. From paying bills, collecting mail to diligent stock control and monitoring of contractors. Our strong financial and administrative team are dedicated to saving you money, and are experienced at doing so. The entire team are shareholders in the company. We work in tandem with BDO Spencer Stewart an accounting firm who have over 200 staff and 100 years of experience.


Cape Villas on line availability calendaring system. Cape Villas operate an on line calendar booking system used by ourselves and many agents across the globe. You will be given a private log in where you can see all bookings and the status of bookings (provisional, contract out, contract back, deposit received, full payment and owner booking) as well as the email address and telephone number of all guests. Here you can monitor bookings and make the villa available for when you, your family and friends wish to use the property.


Exclusive Mandate, dual mandate, calendar / open mandate. An exclusive mandate will see Cape Villas championing your cause in return for the faith you have put in us. Our rental prediction is solely based on an exclusive mandate. In my experience overall rental yields for owners of shared mandates tend to be around half, where by the popular times of year are booked but not others.

If you are already working with another agent and do not wish to end the relationship but need more bookings, we will on occasion work in a dual capacity so long as published prices and exceptions are adhered to and our calendar system is used/updated. If after a year we have generated over ¾ of all bookings we generally request exclusivity. This does not exclude the original agent from booking, simply means they would need to book through Cape Villas.

For more established well managed properties outside of the Cape Town area using a variety of agents we are happy to represent your property so long as the property is exceptionally well managed. Properties that are able to update our calendar will receive more bookings from Cape Villas and our affiliate network of agents.


Commissions: Cape Villas charge the industry standard 20% commission for acquiring bookings. (12.5% for managed long term leases)


Property Management: Property management fees are for management and overseeing all aspects of property management, all individual expenses, such as maid service and Garden service etc.

Should you wish to use Cape Villas property management facility we have two payment methods:
1. A flat monthly fee, between R3,000 to R6,000 a month depending on the size of the property.
2. An increased percentage added to commission 5% for properties expected to yield over R1,000,000 turnover per year. 10% for properties expected to yield under R500,000 turnover per year. A sliding scale is in effect for properties in between.

We also are happy to work with independent property management companies; we currently have four that we recommend.

Exceptional Properties that wish to adopt the villa hotel concept; (full hotel service’s including a chef) will be discussed on an individual basis.



Set up and Marketing plans: Initial set up once property is approved & contracts are signed usually takes less than 2 weeks, but in winter please understand photography is weather dependent. Cost is R3,000 this includes; Professional photo shoot, Journalistic review & web page on the cape villas website. Payment will be recouped from bookings.

Additional marketing options such as dedicated Google Pay Per click campaigns, and increased magazine exposure will be presented.


Pricing, discounts are built in to our published prices. After we have established the average base net owner rate; we mark up the property by approximately 33.3% not 20%. This is to accommodate, returning client automatic discount and the publics general wish to get a good deal. So in essence we build in a discount. This also allows us the opportunity to work with affiliate resellers. .


Affiliate marketing, Standard Tour Operator Rates (STO): We work with many tour operators across the world, further to that we are making official affiliate reseller relationships with specialist luxury villa operators, where by they will receive individually branded copies of our next magazine. These operators work on a STO system where by we offer them discounts up to 20% on our rack/published rate.

However these tour operators work from the published price, not our discounted price so when they make a booking its 6.66% below base Net Average price.

This figure balances out with direct bookings made at higher rates to create the over all average owner Net rate.
